Signs to watch for
How to Tell Your Chimney Needs Repair
You can spot most of these from the yard or from inside the house. Each one lets a bit more water into the brick, and here that water freezes, so a small problem can grow a lot over a couple of winters.
- Mortar missing or crumbling between the bricks
- Brick faces flaking or popping off, called spalling
- Cracks in the concrete crown on top
- Water stains on a ceiling or wall beside the chimney
- White, chalky staining on the outside of the brick
- Rust on the damper, or bits of flue tile in the fireplace
- The chimney leaning or pulling away from the house
- Pieces of brick or mortar on the roof or in the eavestrough
- How far a good crown should overhang the brick, all the way round
- 2in
- How long most repairs take, start to finish
- 1-3days
- Mortar needs to stay above this while it cures
- 4°C

Winnipeg weather
Why Chimneys Wear Out Faster Here
Brick copes with heat and cold well on its own. The trouble starts when water gets into it and then freezes.
Freeze and thaw
In spring and fall the temperature crosses zero again and again. Water soaked into the brick and mortar freezes, expands and pushes the faces off a little more each time, which is behind most of the crumbling mortar and spalled brick we see.
Brick & mortar repairFurnace upgrades
Plenty of Winnipeg houses now have a high-efficiency furnace venting out the side wall, leaving the chimney with only the water heater, or nothing at all. A flue sized for a furnace is too big for a water heater on its own, so the exhaust cools, moisture condenses inside, and the chimney starts breaking down from the inside.
Chimney linersMortar crowns
A lot of older chimneys were finished with a sloped layer of mortar on top instead of a proper poured concrete crown. Mortar isn't made for that job, so it cracks within a few winters and lets water run straight down into the chimney.

How much does chimney repair cost in Winnipeg?
It depends a lot on the job. As a ballpark, sealing cracks in a crown runs about $300 to $800, repointing about $600 to $2,500, flashing repairs about $500 to $1,500, and rebuilding a chimney above the roofline about $3,500 to $9,000. Height and access move the price more than anything else. The cost guide has the full list.
Can a chimney be repaired in the winter?
Some of it can. Caps, flashing and stopping an active leak can be done most of the year. Mortar and concrete need to stay above about 4°C while they cure, so repointing, new crowns and rebuilds are usually booked between May and October. If you're leaking in January, the first job is getting it watertight, and the masonry gets done properly once it warms up.
Should I repair or rebuild my chimney?
Most chimneys can be repaired. A rebuild starts to make sense when the brick is soft deep into the chimney rather than just on the face, when it's leaning, or when the top section moves if you push on it. The part above the roof usually wears out long before the rest, so a rebuild in Winnipeg often means just that part.
Does home insurance cover chimney repair?
Sudden damage, like a tree coming down on the chimney or a lightning strike, is often covered. Damage that built up over years from water and freeze-thaw usually isn't, because insurers treat that as maintenance. Your policy wording decides it, so it's worth a call to your insurer before you claim. We'll give you photos and a written description of the damage for them.
Do I need to fix a chimney I don't use anymore?
It still needs looking after, or taking down. An unused chimney takes on just as much rain and snow as one in use, and when it starts falling apart the pieces land on your roof. If you don't need it, removing it below the roofline often costs about the same as a big repair and ends the upkeep for good.
Do you work outside the city?
Yes, in the towns around the Perimeter too, including East St. Paul, West St. Paul, Headingley, Oakbank, Lorette, Stonewall and Selkirk. The service areas page has the full list.
